The index is a financial point of reference, such as the 11th district cost of funds or the one year treasury, and is the part that fluctuates according to economic conditions, while the margin always remains the same. Rate adjustment periods can be monthly, every six months or yearly, and hybrid types of home loans which are fixed for the initial 3, 5, or 7 years, with the remaining term adjusting usually on a yearly basis.
